The Planning Division reviews all kinds of projects. Projects include, but are not limited to, new single family dwellings, residential additions and remodels, new commercial buildings, commercial additions and remodels, apartment projects, institutional development, signs for businesses, and large mixed-use developments.
All projects must demonstrate conformance with applicable zoning standards before scheduling ARC review. Although minor variations in setback can be considered by the ARC, variances in coverage, floor area ratio, parking, or use can not be authorized by the ARC. Nonconforming projects will be reviewed separately by the Planning Commission or Zoning Administrator prior to the ARC review. The purpose of the Architectural Review
Committee (ARC) review is to encourage and promote good development that is related to the
setting and established character of the surrounding area or neighborhood. To
accomplish this, the ARC will review all areas of a proposal that influence outside
appearance. The ARC evaluates access, on-site circulation, grading, tree impacts, building
placement, landscape areas, landscape planting, architectural style, bulk, mass and color
are evaluated for conformance with adopted design guidelines, tree protection standards
and neighborhood compatibility. |
